REBIRTH OF THE AMERICAN DREAM
A SOLUTION TO THE REAL ESTATE CRISIS.
A PLEA TO PRESIDENT TRUMP FOR HELP.
This is a real solution to a crisis.

Anybody living in America over the past 6 or 7 years has watched the prices of homes go ballistic. Like a Saturn V rocket roaring skyward, home prices have gone up and up without so much as a pause in their meteoric climb. In my own experience in the Treasure Valley of Idaho, the average price of a home has gone from $160,000 to $600,000 in just 7 years. That’s a 375% increase. How many folks have had a 375% pay raise.

Around me I see people of all ages no longer able to even think of owning a home. Many seniors have escaped to manufactured home communities but even there the prices are fast becoming untenable. In a typical community a modest double-wide home will cost about $180,000 [more than a stick-and-brick home just 7 years ago] and then there’s the monthly rent of more than $800. Screw the hell of an HOA, you have a home but you’ve also got a landlord. So, for these people they have to blow their savings [because nobody will finance manufactured homes] to buy the home and then spend from their retirement and social security to afford the rent which goes up every year.

The squeeze has become epidemic and there is only one real solution which is to drive down the price of real estate, especially domestic homes. I’d like to outline the Max Allen Plan for Real Estate Affordability. MAPREA

A federal program to finance home building with the following provisions:

● After qualifying builders, release federal lands for development and funds for construction.
We don’t need to sell off any more farmland. We’ve more than enough federally managed
non-producing land already. In Idaho the federal government claims ownership of over 2/3
of the state!

● Reimburse builders’ verified costs of development plus a 15% profit guarantee. A guaranteed
profit of 15% along with certain tax incentives will bring builders to the trough.

● Sell homes at government cost with understanding that these are primary domiciles and may
not be leased or rented out for at least 5 years. Furthermore, owners may not buy any of
these houses if they already own a home. This “One-Home-One-Owner” policy will
prevent profiteering which keeps prices up and availability down. If the home is sold
within the 5 year period no profit may be realized from the sale. It must be sold for what the
present owner paid.

● The resultant and almost instant glut on the market will drive down home prices in adjacent
areas. Remember that since these are federal lands released for development, they aren’t
necessarily in the downtown area.

Okay, you’re gonna have people b!tch and whine about the drop in value of their houses. Homes near city centers and amenities won’t take near the hit as those out in the suburbs.
But let’s look at it this way; if someone loses value on his home he or she need only realize that a home is where you live. It was never meant to be your bank!

Investment vehicles should be things like precious metals, stocks, bonds, annuities, etc. No longer will suburban and domestic family homes be treated as short-term tools of profit. It’s the very mindset of those who ‘invest in real estate’ that has brought millions to the precipice of homelessness.

Running concurrent with mass deportations, this will put Americans to work in record numbers as builders vie for employees. Everyone in the building industry will benefit from years of sound employment without competing with illegal aliens.

Builder suppliers will answer the increasing demand by producing more of the elements of home construction. They will also have to hire more people to produce more supplies. The ‘trickle down’ effect will be a huge shot in the arm to our economy. The result will be rebirth of the American Dream.

The only thing I might add is elimination of property tax as it is today. We’ve been evicting people from farms and homes for over 200 years in the proud tradition of British Royalty. In the spirit and tradition of Great Britain we have all become tenants of the state, never truly owning a home because we forever pay ‘rent’ to the government. Don’t pay and they’ll drag you out of your home at gun point. A single sales tax of 5~7% at time of sale would more than satisfy expenses incurred by local governments.

Mr. President, I beg of you: Read and consider my plan.

I have studied both problem and solution closely and believe I have the answer. We can stop millions of Americans’ struggling to pay slum-lord rent or outrageous bank payments. In any case, for millions of Americans the American Dream has died! Please bring it back to life!

Please Mr. President, save us and do it now.

I’m Max, and that’s the way I humbly believe it to be.
