All right so this is like 2 parts One part is is that with this new law you get to determine how much money that real estate agent is going to make when they represent you as the buyer When you're negotiating this I would say that if it was me this is me talking if I'm shopping I'm going to sign a three percent agreement and I'm going to have an amendment or an addendum on the side That the realtor and I have signed that says you're going to credit me up to this much money back for my closing costs So let's say that you find the realtor that's well-performing or I found them for you and they're willing to move forward with you for 2 percent Well here's the thing The sellers are willing to pay the other realtors two and a half to 3 percent right Sometimes sometimes I've been knocked down to two and that's fine It just means that the buyer didn't get any credits back on that one Right But here's my favorite move to make is hey listing agent I'm going to put in an offer And then I have this whole conversation And during that conversation I ask I do have an agreement with my buyer to pay me a certain amount right I would like to know if other buyers have made offers where they're going to pay their own realtor And the answer has always been so far no No they all are asking the seller to pay So if they're all asking the seller to pay may I ask have you talked to them about a three percent compensation to me A common common common rebuttal is well I'm not even making 3 percent Okay well what is it that you are making Because that would give me a good indication Of how much the seller is willing to pay the other side Oh yeah he's paying me 2 2 percent Well now I know he's probably not going to pay the buyer's agent more than 2 percent But if they say well he's paying me two and a half percent Or maybe they say yeah he'd pay 3 percent for this offer Mm-hmm yeah he'll pay 3 percent right Now what we get to do is we get to tell the seller that we're getting this that he's paying me 3 percent And then I get to say hey anything over 2 is going to your closing cost Boom as per this addendum or agreement that we had on the side
