Having a separate lease will insulate you from your roommates. For example, if a roommate decides they need to move out. Having a separate lease means that the landlord will now have to locate a new renter. Whereas if all of you were on the same lease it would be your responsibility to scramble to find a new roommate and then get them approved by the landlord. In addition, if one of the roommates is unable to pay their rent you would remain unaffected. Again it would be the landlord's job to navigate that issue.
