Developers or contractors use appreciation and force appreciation to leverage their project using other peoples money. In North America you can use OPM or Other Peoples Money to finance your real estate investment as suppose to using your own money.

It is a strategy that was use by many different real estate tycoon from Donald Trump, Grant Cardone to name a few to build their real estate portfolio.
