Setting a realistic asking price for your property is one of the biggest decisions you will make when you're about to place you're real estate on the market. An overpriced property will linger on the market and get overlooked as your surrounding competition continues to go under contract. Heed my advice.

Here's a few quick tips:

analyze recent comparable sales that have sold withing the past 6 months
Market conditions: Consider the current market conditions in your area. Is it a seller's or buyer's market?
Appraisal value: While not always the final selling price, an appraisal can give you a good idea of the fair market value of your house
Condition of your house: Take into account the condition of your house, including any recent renovations or upgrades.
Emotional attachment: It's important to be realistic about the value of your house and not let emotional attachment influence your pricing decision.
