SHOULD YOU BUY THIS APARTMENT BUILDING?

I originally started this video trying to make a simple, how to look at investment properties, how to buy an apartment complex, how to invest in real estate theme. However as i went through the offering memorandum, what i found is that this wasnt an investment opportunity at all. I hope I show how commercial real estate investment can go wrong and not every deal works out. I also tried to show how to do real estate valuation and how to calculate investment real estate value.
