@martykelly100 talks about how home prices are starting to normalize again.

Want to know what’s really happening with home prices in Cedar Park & Leander TX?

Spoiler alert: they’re not falling.

Price growth is just returning to more normal levels.

Stick with me and I’ll explain.

Here’s the forty-nine-year average for home price movement, in blue, stacked against what’s happened this year, in green.

If you look only at the blue bars, you’ll see what usually happens with prices.
Generally, price growth starts off slow at the beginning of the year.
It really ramps up during the spring homebuying season. And then it cools off in the second half of the year. This is typical seasonality.

Now, take a look at the green bars – that’s all the data we have so far for this year.

With the exception of January, we’ve started to fall more in line with what’s normal for price growth in the housing market.

And that’s a good thing.

I’ll continue to watch this trend for you, and as new data is available, I’ll keep you posted. In the meantime, reach out if you have questions, or if you want more info on exactly what’s happening right here in our local Cedar Park & Leander TX market.
