Who Pays the Commission in Florida Real Estate?

A man was in my wife's open house today and proceeded to tell her how when he buys a house that he only pays 2% commission, and if he were to buy this house, that is all he would be paying. Well, my wife tried to explain to him that he probably wouldn’t have to pay any commission at all to buy this house.
He wouldn't even have that conversation. He knew best. He was only going to pay 2%, so he left as
ignorant on this topic as he came in.

want to know some of this information. In a nutshell, the commission is an agreement that happens in writing between the brokerage and the owner of the house who's selling. That is what commission is and the seller is expecting to pay that full commission to all parties involved. What’s in writing is what' going to happen, and commission cannot be part part of a contract to purchase in the state of Florida. Well, you know that now. He still does not.
