How to use a cosigner for your first mortgage loan..

Another piece of the puzzle of preparing your kids to be home owners is the Power of the non occupant co borrower.. Check out the video and SAVE it if you think that you can use it or share it with someone who will find value in it!

Scenario: Family lives in Fresno CA, little Johnny is going to college at Cal State Fullerton in
the OC..
Little Johnny is the primary borrower and parents use their income to qualify and the parents
handle the payment or make sure that it is made on time.
Why pay rent in a dorm, frat house, etc, when you can be the landlord? Your kid can be the
owner occupant and the parents can be the non occupant coborrower. Their friends will gladly
pay rent to be in a safe home with students and a landlord that they LIKE KNOW AND TRUST..

Why owner occupy? This is a FREE owner occupied loan - most people only get 1, their
home.. This means 3% or 5% down payment.. Second home is 10% down minimum and
rates and fees are much more expensive for a second home loan than they were 6 months ago.
Investment property is 20% down and the rates are MUCH higher than owner occupied..
Down payment and closing costs can be a gift.. Why not give our gift letter to grandparents
and family before graduation as an option instead of a gold chain LOL and let them know
about the home purchase.. No bank statements from family required on conventional just a
completed gift letter with account number to match the wire account number to escrow at time
of closing. This is the best graduation gift that I can think of.. CONTRIBUTING to little
Johnny’s home ownership!

We actually use Bombbomb videos to explain your loan options with a screenshare, SAME on pre-approvals so that the seller accepts YOUR offer and we use them to explain your disclosures as well as most updates.

I ALSO believe that value is in providing options such as 3 rate options for the same product. What do I mean? For example, a fee sheet with a par 30 year fixed rate. Another fee sheet with a 1 point cost buy down. Another fee sheet with a 2 point cost buy down.
