BEST & FINAL: KEEPING OUR HEADS

My partners and I are currently in a "best & final" round on a property here in Arizona.Show more

Meaning: The seller and the brokers have invited us to duke-it-out with other buyers while they decide which buy-team gets to win the property.

It's very tempting to allow our emotions to drive the day. Everyone wants to win a property.

But we believe that it is more important for us to keep our heads in the middle of the best & final frenzy. Otherwise, we could end up overbidding, and thereby "win" a property that no longer makes sense for our investors.

We will keep our heads even in the midst of the best-and-final frenzy.

We continue to sift and underwrite other deals, 'cuz we never want to get emotionally tied to any one deal. Gotta let the numbers drive our decisions.

And yes, this is a lot of FUN!!!
