Are stocks going to crash in April 2020? Or is real estate going to crash in 2020? Or both? While history isn’t always the best guide, it happens to share some incredible insights. During the Great Recession, real estate values led stocks through the crash, but took much longer to recover. Stocks moved incredibly fasted between 2007 and 2010, a much shorter cycle. We saw something similar, albeit at a smaller scale, in 2018. Real estate prices were hit hard going into the summer and took 6-12 months to recover, where stocks were down briefly around November and December. Why is this? Obviously stocks are easier to buy and sell than real estate, but it’s interesting to see how real estate and stocks interact, since many real estate buyers hold their down payments in stocks and when people feel richer with their property they buy more stocks.

This is where 2020 is interesting. Stocks have been decimated in in March and possibly oversold, where real estate has barely reacted yet. Now real estate data lags, so watching real estate in April will be very interesting, but it’s quite possible that stocks will see a v-shaped or u-shaped recovery BEFORE real estate see it’s full pricing adjustment to this crisis. The amount real estate falls in April 2020 will depend on our expectations for how long this crisis ends up lasting. If this crisis lasts beyond July, real estate will be hit much harder. But unless we see a big set of extra bad news or some new information that makes us fearful again, betting on bounce-back stocks could be an opportunity.
