Sphere Marketing: The Secret to Selling Over 3,000 Homes

Will Penney is a true master of the real estate game. Over a career that spanned more than three decades, he has sold over 3,000 homes. But what is even more impressive is that he did it without the benefit of paid leads or internet-based marketing. Instead, he relied on a marketing approach known as sphere marketing, which focuses on building relationships with people you already know.

During our interview, Penney shared his insights into how he built his business through sphere marketing. He explained that people who know, like, and trust you are a valuable currency for your business. To build these relationships, he stayed in touch with past clients through calling, sending Christmas cards, and newsletters. He became very good at staying in touch with his past clients and eventually was selling around 60 houses a year by the time he was 25.

One of the key strategies that Penney used was Facebook. He started using Top Producer more effectively to stay in touch with past clients through Facebook and became very good at it. He used Facebook to create a group where he could stay top of mind with his friends and family on a daily basis. This allowed him to build relationships with them without annoying them. He recommended taking five minutes a day to respond to all the comments on posts and to reach out to active members via call or message to keep them engaged.

Penney also discussed the benefits of having a Facebook group for real estate agents. He explained that having a Facebook group can be a great retention tool for team leaders. Team members can invite their friends and family to the group, and the leader can post content while team members engage with the members. Penney also shared that Facebook's algorithms have changed in recent years to show users content from people they actually care about based on their interactions and engagement.

Another strategy that Penney used for sphere marketing was sending out a snail mail newsletter called "Service for Life" since 2001. He made quarterly phone calls to past clients and sent out holiday cards. He even organized events to build relationships with people in his sphere.

Penney's success in the real estate industry is a testament to the power of sphere marketing. By building relationships with people he already knew, he was able to create a valuable currency for his business. And with the help of Facebook and other strategies, he was able to take his business to new heights.
