In Wales, the Private Rented Sector (PRS) is the second largest housing sector, accounting for around 15% of all households. Due to the significant role that the PRS plays in housing provision, Welsh Government has introduced a revised contract for tenancies in the sector, to ensure that tenants enjoy greater rights and security.

The new tenancy agreement in Wales, known as the 'Model Contract', was introduced as part of the Renting Homes (Wales) Act 2016. This contract is designed to make renting more transparent and secure for all parties involved, whether they are landlords or tenants.

One of the main features of the Model Contract is that it replaces the existing ‘Assured Shorthold Tenancy’ (AST) agreement with a ‘Standard Occupation Contract’ (SOC).
