Real Estate Investing: A Tool for Financial Freedom and Ending Veteran Homelessness

Eric Upchurch, co-founder of Active Duty Passive Income, sat down with the host of the "Freedom Chasers Six Figure Strategies" podcast to discuss how real estate investing helped him transition from the military and how it can help others achieve financial freedom. Eric believes that military members can be excellent entrepreneurs or employees when given passion and purpose, and real estate investing provided that redirection for him.

Active Duty Passive Income is a community for military members interested in real estate investing, which is working towards ending veteran homelessness this decade. They are partnering with Veterans Community Project, a nonprofit organization building permanent tiny home communities for homeless veterans. Eric shared that veterans can live in these homes for up to two years and only need to show their DD 214 (a document verifying military service) and speak with their case manager to qualify for a home.

Veterans Community Project has a 95% success rate in veterans staying in permanent housing, which Eric attributes to the system provided by the organization. He believes that veterans are good at following checklists and standards, and when given a system, they can thrive. Eric emphasized the importance of passion and purpose and how those can fuel an individual's success in real estate investing.

Many military members become accidental landlords, buying properties with VA loans and then having to move to their next duty station in a few years, leaving them with a rental property that may or may not be profitable. Eric's company aims to teach military members how to strategically invest in real estate and build wealth, with a focus on buying multi-unit properties like fourplexes with no money down.

Eric's company wrote a best-selling book on the topic of military house hacking, which teaches readers how to invest in multi-unit properties with zero down payment, among other strategies. They have trained the National Association of Realtors on military relocation and have an upcoming event in San Antonio, Texas, for military real estate investors.

Real estate investing can be a tool for financial freedom, and military members have unique experiences and skillsets that can make them successful entrepreneurs or investors. Eric's community and organization, Active Duty Passive Income, is making a difference in the lives of homeless veterans by providing them with stable housing and the support they need to transition back into permanent residency.
