Tom Cafarella's journey into the world of real estate investment started with a book that changed his perspective on success. In 2003, he read Rich Dad, Poor Dad, which inspired him to pursue a career in the industry. However, he faced significant challenges in taking action because he did not have a mentor and was surrounded by people who did not believe in the possibility of success in real estate.

It took Tom six years to find his breakthrough, which came when he joined a real estate franchise, Home Investors. There, he found a mentor who gave him the push he needed to take action on his first deal. He put a property under contract with the option to assign or sell it to someone else and wholesaled it for profit, which marked the beginning of his successful career in real estate investing.

Tom's experience in the industry has led him to believe that investing in either small multifamily apartments or investing passively in other people's syndications is the best way to create passive income. Syndication allows investors to put their capital into a deal and allow a great operator to provide them with a return. This method is a good fit for people who don't want to spend the time, effort, and energy to get educated on investing and don't want to do the actual operations piece.

In addition to his passion for real estate investment, Tom also has a deep interest in physical and mental preparation. He believes that hustle, mindset, and mental toughness are essential for success. He also has a passion for helping people from similar backgrounds as him, those who have nothing, but are hungry, poor, and driven. He looks for people who are willing to do whatever it takes to achieve their goals and push themselves to the limit.

If Tom had all the money in the world, he would want to be involved in the educational process, specifically teaching kids about money and entrepreneurship. He believes that the current school system is not effective and does not cater to the needs of all students. He suggests that the system needs to be changed and that it should focus more on creativity and ingenuity.

Tom's current focus is helping agents invest in real estate. He believes that all agents should be investing and is dedicated to helping them achieve success in the industry. Tom's journey into real estate investment is a testament to the power of perseverance and the importance of finding a mentor. With hard work and dedication, anyone can achieve success in this industry.
