Why I Love Cleaning Franchises (Million Dollar Club)

It's neither sexy nor glamorous but certain cleaning franchises generate over 1 million dollars a year! Why I love cleaning franchises today on Franchise City.
You can by a Burger King restaurant, will cost you about 2 million dollars to open and your average earnings expectation is 1.4 million a year. Taco Bell, 1.6 million dollar investment, their AUV's are about 1.6 million a year as of the making of this video. Or, you could buy a certain cleaning franchise, invest one tenth or less of a Burger King, and make almost as much. 1.2 million a year average unit volumes, many locations even higher than that. No huge buildout costs, no 100's of staff, no huge rents, low overhead, no food or inventory, less risk, legal exposure, a lot of benefits.
If you have executive, white collar or a B2B sales background you could also invest in a cleaning master franchise for the low $200's, and generate even more than a Burger King at 2.4 million a year average, top producers in the system are doing over 5 million a year. More on cleaning master franchises in a minute.
So what considerations do you need to look at when you buy a cleaning franchise? Your first will be budget. If you have $10,000 or less, realistically your only option is to buy cleaning contracts. They call it a franchise, but it isnt really, you are the one doing the cleaning, your master franchisee owns the contracts and you are just doing the cleaning for them. Remember, whoever owns the contracts controls the business. Now this type of franchise can be good for someone looking to make extra money, but it isnt really scalable because your margins don't allow it. This option won't make you a millionaire, but many people are making some extra money, and its a good way to get started in the cleaning business.
The next step up is to actually buy a complete cleaning franchise territory. There are absolutely million dollar a year cleaning franchises in this space. You'll should have at least 20-30k available, and good credit as they will finance the rest, your total investment from the low end of about $50,000, upwards of $200,000. Now you'll need to decide on residential cleaning or commercial. Residential cleaning cash flows a lot quicker, you usually get paid before or right after the clean. Commercial cleaning you are typically billing 30-60 days out so you will need to consider that when forecasting your available working capital. You need to pay your cleaners right away, but you dont get paid for 60 days. Also consider if you are good at sales or B2B relationship building. Commercial cleaning typically relies on B2B sales, while residential lead generation is usually done online, homeowners are always Googling for cleaners, while B2B you need to get out there and pound the pavement. Now some franchises have very sophisticated marketing programs, they handle all the lead generation for you, they handle the inbound calls and you use their team of appointment setters, which allows you to focus on building the business. Other franchises don't have this so you need to know your skills to determine which cleaning franchise is best suited to your abilities. Typically the ones with the more sophisticated marketing and lead gen are at the higher end of the investment range - between $100k-$200k including your working capital, again you can generally get started with 20-30% down and finance the rest.
There are also specialty types of cleaning. A very lucrative sub-segment is crime scene cleanup. You can make upwards of $2,000 an hour with certain types of cleanup in this industry. Tis is a good option for ex-first responders or military. Investment around $100,000 total. Vent and duct cleaning can also be lucrative, as can window cleaning, but there are bad players in some of these industries so buyer beware.
And finally master cleaning franchises, how does that work. So you open an office, you secure cleaning contracts, you then sell these contracts as a franchise opportunity to people who want to run a business. You can sell these franchises anywhere from $1,000 to $10,000 or more. You can see this is a cash business and selling a couple of these franchises a day you are generating good returns.
So why don't more people just buy cleaning franchises? Number one - they don't know! They didn't call Franchise City so they have no way of comparing thousands of franchises. Researching on your own it would take a lifetime. Most inexperienced buyers engage only with one franchise, they think because there are thousands of locations it must be a good investment. Meanwhile, quite possibly in the office building right across the street from their restaurant is someone who called Franchise City who is making the same amount or more, with a fraction of the investment and risk.
