The Housing Market Is In a Recovery Stage! Where's the crash?

Is the housing market in recovery? What happened to the crash? Did it happen? Is it not coming?

Let's start with the 2 most important data points.

First, mortgage rates inch up a bit but are still down for the month and year so far, at 6.2% for a 30-year fixed rate, still down from 7.32 in October, and more importantly, NOT skyrocketing.

The other most important data point is inventory. You cannot have a housing crash without excess inventory, meaning you need too many sellers and not enough buyers. We are nowhere close. Inventory levels are almost the exact same as in 2021, and in history only higher than in 2022, meaning that they are still easily at historic lows for non-global pandemic periods., and in fact closer to half the historical standards.
