A new investor wants to start out buying and rapidly reselling mobile homes but not own the mobile home park. Is that a good idea?

No, you don’t want to invest cash in mobile homes that are in some other guy’s mobile home park. Also buying a mobile home that is in some other guy’s mobile home park is a crazy idea. You could end up paying monthly lot rent if your silly flip idea does not sell in 30 days. You don’t want to do that. Go buy your own mobile home park or just stay out of it entirely.

To be good at mobile home investing you have to have a tough property manager and you need to be the owner of the mobile home park and land. Unless you have a property manager that has many years experience managing parks or you are only going to be a limited partner in an experienced general partner’s mobile home park, you should totally avoid this type of investing.

You have a lot to learn about investing. You need to invest time and money in your education instead of foolishly trying to make a few thousand dollars buying and reselling mobile homes in someone else’s mobile home park.
