How to Finance the Acquisition of an Insurance Agency

Hi Beau, I have an opportunity to buy an insurance agency. It is an independent agency, non-franchise. They want $600,000. I just signed an NDA and I’m getting their past 3 years of tax returns. I would like to get a set of eyes on the financials to make sure the DSCR is adequate for getting 80 to 90 percent financing for an SBA 7a.

I have experience in the insurance business but this is a little intimidating for me. It’s hard to know if I’m getting a good deal.
