World population grew to 8B and that’s exciting. However, it’s a different story for the USA. People are having less children and getting married later in life. If they even do decide to get married.

So why is this an issue and related to real estate? The less population in an area, the worse it can be for a real estate investor relying on cash flow.

If you’re looking to build wealth based on cash flow, you’ll want to purchase real estate where population growth is higher. I’m sure you’ve seen some land or homes in the middle of nowhere be so inexpensive, well there’s a reason for it. You’ll want to be sure the economy and infrastructure for the area will be improving or better yet scaling.

Elon Musk raised concerns about the population.

Just for perspective, I saw a clip-on Joe Rogan’s podcast with Eddie Bravo and found the statistic is to be true. The entire world population can fit into Los Angeles.

Like my friend Anton Kreil mentioned a few years back, property speculation has worked well in the western world in the last several generations because the population has been growing BUT now birth rates in the west are plummeting.

Real estate prices can always come down but over the long term we see those prices grow.
