Good question!

One great way to get recurring income is through bonds. However, government bonds and public company bonds after you factor in inflation may not even have a real rate of return.

Another option if you don’t want a CAPEX bond is to be a limited partner in a multifamily apartment complex. For example, you find an experienced investor that is buying a 30 million apartment complex.

The general partner already has been to the bank and obtained a 20 million loan but still needs the down payment money and CAPEX money. You can invest with his group as a limited partner. You would invest 100,000 minimum (typically) to as much as 1,000,000+.

Just remember two things:

Invest in large (more than 100 units) apartment communities as a limited partner.
Invest only with experienced general partners (those that have perhaps 10 or 20 years of experience in the multifamily asset class). Your general partner should already own hundreds if not thousands of units. Avoid general partners doing their first deal. Let them learn for a few years and then if they do well, invest with them when they have a proven track record.

That is it. You need to have a 100,000 minimum (although you probably can find some general partner that would let you in with 25K or 50K), the normal is 100K.

The general partner will be someone that takes full responsibility for finding the deal, negotiating the deal, selecting contractors, selecting a property management company, and solving all problems.

The general partner will have years of experience in this asset class so they will know what they are doing and how to fly the investment plane.

Being a passenger riding first class in an experienced multifamily investor’s syndicate is so much better than dealing with tenants and toilets on the front line.

You simply get to collect mailbox money and then after 3 to 7 years your money can in many cases be doubled where you invest 100,000 and perhaps in 3 to 7 years you might get the 100,000 back and then another 100,000 profit.

You do have to know an apartment complex investor that is buying large multifamily. These sorts of investors already have a base of investors they work with, so you want to find them and approach them in the right way.

Let them know you like what they are doing with investing in these other apartment complexes and you hope on their next deal they will let you invest.
