Should I pay off my debt or invest?

Good question.
Let’s say you pay your debt down to zero and it takes you a few years to do that. If you use all your extra cash to do that then you will at the end of that time period have zero debt and zero new assets.
Now, let’s say instead you purchased assets and obtained equity while making some minimum payments on your debts or renegotiated your debts. In this case you would have assets and the same level of debt.
It is better to have assets since with assets you can pledge them to obtain new debt often on more favorable terms. This would then allow you to pay off some or all of your debts.
