Good question.

No, they are not worthwhile. The returns they offer are too low and with the high rates of inflation there is no reason to buy them unless you are a trader that likes to gamble on interest rate movements.

You should consider investing as a limited partner in large multifamily apartment communities where an experienced general partner has put the deal together.

Large means over 100 units in size. Experienced general partner means one that already owns hundreds if not thousands of units that has been doing this category of multifamily investing for a decade or two.

You should avoid investing in people doing their first deal and let them learn on someone else’s money unless it is a friend or family member and you don’t care if the asset is not sweated to the maximum.

The hidden jewel or diamond investment opportunity that many investors miss is being a limited partner in a large apartment complex community.

For example, you locate and invest with an experienced apartment complex / community investor that is buying a 30 million apartment complex and has a contract to purchase already signed with the seller.

This experienced investor has already been to the bank and obtained a 20 million loan commitment but still needs 10 million for the required down payment money and capex money.

You would simply invest with his group as a limited partner. Perhaps you would invest 100,000 minimum (typically) to as much as 1,000,000+

The beauty of this is once you invest you don’t have to do anything and typically in 3 to 7 years you get your money doubled. During the holding period you also typically get distributions depending on how the deal is structured.
