Good question.

The best strategy is to cash out refinance the multifamily property as you get more equity built up by raising the rents. That way you can continue holding onto it and doing this every few years to extract more tax free cash. Just take the cash out and invest it into another deal.

As long as the general area is still good and nothing significant that damages the area has happened you don’t need to sell. This is something that years from now you can pass on to your children and grandchildren.
