Good question.

One mistake that new investors make is they forget that only motivated sellers will accept lowball cash offers and they think that they can talk a normal seller into accepting a lowball cash offer.

If your goal is to buy with a lowball cash offer and you can’t get a seller to say yes after a reasonable attempt, just move onto another seller. Don’t waste your time trying to convince a seller that is not motivated into accepting your lowball cash offer.
