My wife and I currently own 6 doors. We have some cash around 250K. What options are there?

Good question.

When I see investors that have a collection of real estate like this that is really taking a lot of their time there are a few options.

First, one good possibility is to contact my office at www.benjaminzmiller.com by filling out the contact form and then we can schedule a time to go over how you can improve the quality of the asset with a trade.

One thing that I do that is a bit unique is when I have landlords that are tired of self managing and they also don’t want the hassle of having to sell their assets individually with all the headaches that involve is to swap these headache assets for limited partnership interests in one or more multifamily investments.

I try to design the trade so they can get into a high quality apartment community (or multiple) where there is an experienced general partner to manage things and just make sure their passive income is coming in on time.

Another good possibility is to look at some other income producing assets that are more passive. By putting together the right deal, the landlord keeps owning real estate; they just trade in their old package of single family homes on a high quality limited partnership interest(s) in an apartment complex community. They also do not have to pay any real estate agent commissions since I design the trade that way for them.

You can achieve passive income far more quickly by investing in limited partnership interests in large multifamily investments or by purchasing corporate income bonds. Those smaller assets are good to gain experience on but once you have that experience it is time to trade out of them and let some younger landlord have the fun of managing these or managing the property manager.
