In this video we cover why your real estate investing / wholesaling facebook ads don't work the way you want to, also google ads (PPC). Along with @Hesel Media Agency TV we have learned all the ins and outs of digital marketing and these are the top 5 reasons why:

1) This is a long term game, so patience
A lot of people don't understand marketing channels and sales conversion cycles, usually Facebook has a sales conversion cycle of about 90-100 days while Google can be 20-30 days.

Other channels like cold calling, SMS and direct mail also have different timeframes as to when the sale and deal is complete, cash on hand.

When you understand this you will know that you need at least 4-6 months on a marketing channel to make decisions on them

2) Follow up process

Instant follow up is almost humanly impossible but automation can help you get there in seconds, also if you have your team well trained you SHOULD be able to achieve a speed to lead of 30 seconds, especially for facebook and google ads this is mega important

If you increase your speed to lead, you increase your conversion by 300%+

Also, after the lead is generated you should be able to follow up until the lead has sold their house. Before that, you shouldn't stop.

3) Sales Process

Not having a solid sales process and NOT knowing how to uncover the motivation plus persuading your clients that you are the best person to go to will make your job as a wholesaler harder

4) Exit strategies

Never settler for just wholesaling! Creative financing and partnering with agents will increase your conversion. Ask Pace Morby about it

5) Go Wider

If you are running only local campaigns, your costs will increase tremendously, if you want to maximize ad spend, go wider.
