The roof of my rental property was damaged. Insurance wanting to pay $1,612.40. What should I do?

Good question.

You need to call an insurance adjuster and have them negotiate with your insurance company. Don’t sign anything with your insurance company. They will be familiar with the process and be able to handle all of this for you. Just do a google search for “public insurance adjuster” and then type in the city and state you are in.

It normally costs nothing out of pocket to hire these public insurance adjusters since they will get a percentage of whatever money they can get for you out of the claim. Some also charge an hourly or flat rate but it is often better to only pay them a percentage of the money they get you from the insurance company (e.g.10% of the money). The more money they can get for you, the more money they should earn. A flat fee works against you since they won’t fight for you as hard.

There also are some other things you can do like getting a lawyer involved but your first step would be just to put a public adjuster on a contingency fee and have them go and negotiate with the insurance company on your behalf.
