The real estate agent won’t let me talk to the seller. What should I do?

Good question.

It is important when you are trying to find investment deals to avoid listed properties. There simply is too much competition that looks at listed properties.

However, if you insist on trying to make offers on listed properties, you should ask to speak to the owner before you present your offer. Most real estate agents hate this.

If an agent tells you that he will submit a written offer but not let you talk to his client, then explain to the agent that you will not make an offer until after you speak with the client.

Let the agent know that you are considering making a full priced offer or close to a full priced offer but that you want to speak to the seller on a Zoom call with you, the agent, and the seller on the call since you have some questions that only the seller can answer and you don’t want to go back and forth with the agent asking each question and waiting for him to ask the seller and come back with an answer.

Be polite with the agent but firm. If the agent refuses, mention to the agent that at the present time he is the listing agent and you don’t have a buyer’s agent representing you. Let the agent know that you were trying to set the deal up where he got paid both sides of the commission and you will let him be an intermediary on the transaction. But if the agent refuses you can bring in a buyer’s agent that will take half of the commission if you end up reaching a deal with the seller.

Most smart agents will decide that doing a short zoom call with the owner and you is a good idea. If the agent still won’t cooperate just consider it a valuable lesson not to chase listed properties and that you should focus exclusively on off market properties where you locate a seller with no agent.
