Is it true that you can’t find good deals on Loopnet?

Good question.

Of course you can sometimes find good deals on Loopnet. You are more likely to find a good deal on Loopnet when it is an owner that has attempted to list the property without a real estate agent to save a commission.

However, in the multifamily investing space, many of the best deals never make it to Loopnet. If an owner tells his agent he is thinking about selling and they have a price in mind, that agent will often reach out to pocket buyers before putting it on Loopnet.

These pocket buyers are buyers that have a good relationship with the owner’s agent. They develop this relationship usually by being easy to work with and not constantly retrading deals or backing out of deals or submitting lowball offers.

The new investors that do the best in multifamily don't look for apartment communities to invest in on Loopnet. Instead, they look to find experienced apartment investors that will let them invest into their deals. Being a limited partner you will avoid all the problems a general partner faces. If you go this route, you will have a lot less work.
