POV: hearing my client say they just went to see new construction without me

Curious about new construction? Let me tell you about the local builders, their reputations, and show you around some model homes! It's a very different world from pre-owned homes and I'm happy to guide you through that process.

Recently I had clients close on a new construction and when our home inspector went through they found NO INSULATION in the attic. The builder didn't catch it, and they buyers likely wouldn't have either until we'll after their warranty period. One thing you don't want to do is walk into a builder's sales office without your agent. Some builders (not all) are predatory and will try to get you registered into their system without an agent and then tell you later that you cannot have an agent's representation because you didn't register with them. This is such an epic disservice to you, the buyer. But the builder saves on paying your buyers agent a commission in that scenario and you lose. Builder's sales people represent them, the builder. They are not looking out for your best interest and often they'll guide you to skip or waive some of your due diligence because "it's new construction and we have a warranty". This isn't looking out for your best interests, where as your realtor (my team!) Is always in your corner and fighting for what's due to you 💪❤️. Want to see if new construction is right for you?
