What state is better to be a multifamily investor? New York or Texas?

Good question.

It is better to invest in Texas since the laws are more favorable to landlords in that state and less favorable to tenants. If you are a deadbeat tenant it is better to rent in New York since you can go much longer without paying your rent than in Texas.

If you invest in New York since you like the price appreciation there and that is what is attracting you to it, then you need to be a limited partner and only invest with a very experienced general partner.

If you don’t know the market and are trying to act as a general partner in New York I can’t even tell you how many problems this will give you compared to a state like Texas.

Try and avoid investing in multifamily in states where the tenants have more ways to make problems for you and New York is one of those states. I am not saying you can’t make money in a multifamily in New York - you can. But it is much more difficult being a landlord in New York compared to Texas. Texas is a landlord friendly state.
