Should I start buying duplexes, triplexes, fourplexes and work up to larger multifamily communities?

Good question.

Not if your goal is to make money and have an easy life. The far easier path is to find an experienced general partner and then invest with him as a limited partner. The general partner will then do all of the work.

Instead of building a small hobby collection of a half a dozen low quality assets you can get into some large 100 unit+ multifamily communities and not lose any of your time.

Now if your goal is to become a professional real estate investor that works full time in multifamily this is still not the best way. You would do better to work as a commercial real estate agent that specializes in multifamily for a few years to learn the business and to then start putting together your own syndications.

Buying small assets that don’t have enough scale to support professional property management is just going to generate a lot of headaches over time. Sure you may obtain an insignificant collection of 10 or 20 units doing this but why waste time? It would be better to do what works where you invest with an experienced general partner.
