What are capital expenses in multifamily real estate investing?

Good question.

Capital expenditures, often called CapEx, are expenses made to maintain or improve on a multifamily community. There are a variety of expenses that would be categorized as CapEx. For example, if the GP you invest with pays to have a new HVAC system installed in one of the units this would be considered a CapEx expense.

Expenses the GP might pay such as water bill or electricity bill on the leasing office in the community is not a CapEx expense. But if the roof needed to be replaced on the leasing office, then this would be a CapEx expense.

Unlike recurring expenses that are for things like water or lights or security, that would be shown on a profit and loss statement, capital expenses are capitalized on the balance sheet not shown on monthly or annual income statements.
