Why is being a limited partner in a multifamily apartment community not so well known?

Good question.

In order to invest into a multifamily apartment community you need to have access to the general partner that is putting the deal together.

Let’s say an investor is going to purchase a large apartment community that costs 50 million. He will put together a presentation and subscription agreement with his lawyer. But then in order to know the investment is available you have to know him and he has to invite you to invest.

The only way to get access to these is to network with people already purchasing apartment communities and ask for introductions to general partners..

Yes, multifamily is one of the absolute best ways to create multi generational wealth. As the years pass and you continue to have your property management companies raise rent on the tenants this can be a great way to keep earning good money from generation to generation.

The key thing with multifamily is you need to avoid some mistakes.

Don’t self manage a multifamily investment. Unless you have worked in property management many years you have no business acting as a property manager.
Don’t act as a general partner on your first deal. It is better to invest as a limited partner. You need to invest with an experienced general partner that handles and controls the deal.
Invest in larger (more than 100 units) sized apartment communities. You typically only need 100,000 to get started with investing as a limited partner.
