Should I put a down payment on a VA loan?

One of the great benefits of the VA loan is no down payment is required, but in some cases, when you have to pay a funding fee, it can be a great investment to put money in to your own equity. A few highlights:
- You do not pay a funding fee at all if you have a disability rating with the VA so this video not for you!
- The funding fee is not out of pocket, but is added to the loan
- I'm using a 500K purchase example for these numbers and 6% interest rate, which could change the figures over time as rates change (pretty high right now but don't expect that to last long)
- In this example, for first time use, the immediate ROI was 13% and annual ROI was 8%
- For subsequent use, the immediate ROI was 39%!!! annual ROI was 10%
