Why investors waste decades of lives buying a insignificant collection of 10 or 20 rental homes?

Good question.

Many of them develop the bad habit of buying single family homes thinking that if they buy enough of them they will get really rich. On paper it looks like it could work since if you spreadsheet it this shows it might work.

The problem is they focus on an asset (single family homes) that has only one tenant per property and that sort of asset can never compete with an asset that has 100 tenants per property paying each month.

Many of them spend years in this futile endeavor since they are not willing to change their ways and focus on assets that actually make good money like commercial multifamily investing. They think it is too expensive and they can’t afford to invest.

Many of them miss out on great opportunities being a limited partner where they could have their life back instead of years of dealing with tenants and toilets.
