Commercial Land Deal & Billboard play

Happy New Year everyone.
I wanted to share about a deal I am working on. It’s a 1.25 ac commercial lot which promises to be a phenomenal deal.
It needs some #probate work and since it’s on a major road with high traffic count, I’m investigating the feasibility of a #billboard easement for long term cash flow, even after I sell the lot.
