This is a tough situation and oftentimes the best thing that a buyer can do is to simply wait and hope that the seller agrees to go through with the transaction, especially if the buyer is very invested in getting the property done and really wants to close on that property. If you wish to pursue a more litigious route, the standard Florida realtor contract allows you two options.

The first option is to sue for specific performance which means the sue the seller to perform the terms of the contract. The second option is to sue for damages, but this is tougher because it is harder to specify exactly what damages you suffered. We always recommend trying to settle issues like this out of court without litigation. Obviously, it's much less costly for everyone and oftentimes the best way is to just talk to the seller and hope that they will go through. Perhaps they wish to negotiate a slightly different deal.
