027: MASSIVE High Density Development Begins

On today's show I'll demonstrate why M-C's open spaces are illustrative of how to boil a frog!
To boil a frog one must first put the frog in a pot of cool water before placing the pot on a small flame so that the temperature of the water increases at a rate that is imperceptible to the unsuspecting victim. In time, the frog is dead as its lifeless body churns inside water that's now at a rolling boil.
Placed at the very end of Tuesday's City Council agenda is plans to begin the process of amending the developer agreement for Triple Creek Ranch so that the first phase of the development, 350 homes on 145 acres, can move forward.  
Like boiling a frog, the person responsible for this assault on our open spaces, Ty Davenport, hopes that once again, no one will be watching as he turns up the proverbial heat to eradicate open spaces in favor of his scheme to get rich by finally eliminating the roadblock that's kept his project from moving forward.
Back in July of 2007, without the knowledge or consent of citizens and in violation of the City’s 1.5 acre minimum per homesite standard, the City Council, led by Mayor Mike Donegan (who was and remains close personal friends with property owner Ty Davenport), approved both the 548 acre Sonoma Verde development for 1,095 single family homesites and the 1,583 acre Triple Creek Ranch development for 1,867 single family homesites.
However, to begin the Triple Creek Ranch project, developers had promised to first build a golf course, but the head of the company managing the project died shortly after the deal was inked and since very few golf courses have ever actually made money for developers, Davenport could never find another developer stupid enough to actually follow through.
Davenport invested heavily in campaigns that falsely vilified and demonized conservatives on the Council that were standing in his way so that his hand-picked candidates could take control of the city, which has been successful on both counts. Now Davenport's puppets on the Council, including the Mayor, are ready to open the floodgates on high-density development!
