Should I refinance now or wait for lower rates?

While I do expect rates to come down in the next couple years, there are plenty of instances why you should go ahead and refinance now, then do it again down the road if it makes sense. If you want cash out to pay off debts, pay off your Ex, build an ADU or make another investment, then you can weigh out the risks of NOT doing that accordingly. One thing I want to make clear, the calculations to determine if you can refinance or not should be really detailed.
