You’re watching this video because you are probably selling your home here in South Florida and you've determined that it is important to have your property listed in the Miami MLS, also
known as the South East Florida MLS.

Let’s take a step back and figure out what the MLS actually is and who has access to it, and then we'll talk about the cost and the ways you can actually list the property yourself in the MLS. The MLS stands for the Multiple Listing Service.

Each region has its own MLS which is operated by the local realtor association in the region. Here in South Florida we call this the Miami Association of Realtors, and they run the Miami MLS.

To list on the Miami MLS or any MLS, you have to be an agent or broker and you have to be a member of the association that runs that particular MLS. In other words, as an individual
homeowner and a non-agent you yourself cannot directly list your home in the MLS.

At this point you've probably figured out that you don't necessarily have to hire a traditional full-service broker and pay six percent to list in the MLS. There exists what's called a Flat Fee MLS Listing Service whereby you pay a small flat fee, and in exchange, a broker or an agent who's a member of that specific MLS will list your property and then you handle it from there in terms of dealing with inquiries, showing the property, negotiating and so forth.

Your typical Flat Fee MLS provider will charge an upfront non-refundable fee for the convenience of listing your property in say the Miami MLS. Here at Hauseit (https://www.hauseit.com) we do offer a Flat Fee MLS Listing service which we call Hauseit Agent Assisted FSBO.

Better yet, our service will not only list your property in the Miami MLS but it will also syndicate your listing to all major real estate websites so you will have comprehensive exposure to both buyers with agents through the MLS as well as direct buyers who may be searching on these third-party real estate websites.

In addition, through the syndication to the South East Florida MLS, your listing will
also appear on the websites of large brokerage firms here in South Florida that receive a data feed from the MLS.

If your buyer is unrepresented (they don't have an agent), the only thing you'd be responsible for at closing is our small, flat fee which currently is $95. So effectively you are saving the full 6% in commission because you don’t pay any percentage commission at closing.

If your buyer is represented, only in this scenario would you pay the buyer agent commission. For example, 2.5%. You set the compensation amount at the time you list with our service.
