Small apartments are 2-30 unit buildings. Duplexes and quadplexes and 30 apartment buildings.

After three years of small apartment investing, Lance 'retired' from his 20 year career. Lance loves teaching real estate investing and making his own deals.

Lance wholesales small apartments, 2-4 unit buildings, with a good potential of $15k to $25K profit.

You can buy and hold, flip or buy and fix up.

Lance started with small apartments because it is more money for the same effort. When you get into commercial apartments (5+ units), you do not even need to see the apartment, just see the math. So you can make decisions all over the nation.

Plus there is less competitors.

More people do not do small apartment deals because they think:
1) Have to be experienced
2) Need big cash or credit
3) Need to deal with miserable tenants and broken toilets

Lance is a Matchmaker, finding deals between buyers and sellers.

He finds hot apartment deals by:
1) Using web sites that list apartments
2) Brokers and Agents
3) Direct Mail to the apartment owner (Lance's Secret Weapon)

Getting owner finance deals happens when you talk to the owner.

Lance finds buyers by targeting:
1) The largest group are single family landlords. They are at very specific places online.
2) Craigslist
3) Real Estate investor groups
4) Conferences

Lance's Tip: Mindset. Ability to take action despite fear. The good news is you can change the programming in your head.
