Thoughts/Questions

1. When there’s a warning that a house smells, or “needs some TLC”, that should be thought of as the best possible light…It’s likely much worse.
2. This particular smell has been blamed on a cat…Could it possibly be worse than the house in Colorado Springs where two dead cats were left in a locked bathroom?
3. House is listed at a half million where the average price in Toronto is 1 million…taxes only $2,425!
4. We don’t know if the listing agent gave the reporter a tip that this house was available. It would have been a very smart listing agent move. The more interest your house gets, the better. I also believe that if it’s a terrible listing, pictures are good. Best to let people know what they are getting into BEFORE they go to the house…but even then, you aren’t going to really appreciate the smells until you get there.
5. House missing a subfloor … You might not believe this, but showing houses is downright dangerous. Here are some examples.
a. Fumbling around in the dark because the light switches aren’t intuitive or the power is off
b. Slipping on linoleum floors that have any number of substances on them.
c. Missing floors, broken or missing handrails, steps that aren’t even.
d. Falling plaster
e. Doors that are jammed
f. Low basement clearance
g. The steps to the basement….I must hit my head at least 1 time every 4 houses I show.
6. People will ask me about what the worst house I saw, and there are actually too many to list. Here is one house though.

House was in O’Fallon, Missouri. It was named one of Money Magazine’s best place to live in 2017. This house was built in the early 80’s and it was a split level. The listing notes said there might be a “little” mold. There were pictures of the house and it was priced really well. I went with a broker friend of mine, this had to be around 2010…The house was on a combo lockbox. My friend opens the lockbox and opens the door and walks inside. I hadn’t been able to get inside before my friend runs out and immediately vomits on the yard. I had no idea what was going on so I walked through the door….I was immediately hit with this terrible smell, and when I managed to get a look at the walls, they were covered in mold…I didn’t get too good of look because the smell was overwhelming.

I guess with the warm weather and no air conditioning, the mold just took over the house to the point where you couldn’t even be inside without protective equipment. We didn’t make an offer on the house, and maybe someone bought it….but it was just terrible.
