You won't believe what one landlord did when his tenants were short on rent.

1. In the Hamptons, a woman has decided she will just stay in her rented house.

The owner has flown in from Israel to enjoy the summer months in her home, which is currently being occupied by a tenant who refuses to leave

a. What do you do with the eviction moratorium?
b. The tenant is supposed to be a real estate agent that has been affected by the coronavirus lockdown
c. These moratoriums or bans on evictions have hurt small landlords…who will look out for them?

2. New York Times article on a homeowner who has leased the basement and first floors of the house she currently owns and lives in on the 2nd floor. For the joys of being a landlord, she has

a. Been spat on
b. had her car keyed
c. Been mooned
d. Had packages left for her thrown in the trash
e. out about $36,000 in rent

I. The landlord in this case uses the rent money to clear the mortgage payment of 2,400/month

J. The numbers are staggering in NYC
a. estimated 28% of 2.3 million rentals are owned by someone who owns less than 5 properties.
b. 140,000 to 200,000 thousand eviction cases a year in NYC…during normal times…
c. 9 percent of those were actual evictions…so around 12,500
d. average rent owed is $5,600

3. Landlord decides to shoot at the tenants

a. 61 year old man arrested for firing three shots into the bedroom of his tenants apartment
b. "The victim said he felt like the hollering and pounding was directed toward him because there had been disputes between him and landlord about rent money that was owed,"
c. Landlord upset with the victim because “victim was trying to take away his home and money”

Thoughts/takeaways.

1. All moratoriums fail the basic test of consequences for action.
a. Tenant has no fear of being evicted, also has no reason to pay rent.

2. How could lawmakers not realize that so many landlords are borrowing money to pay for mortgages in the hopes that tenants make up the difference?

3. The vast majority of tenants are good people. And the vast majority of Landlords are good people….however, there is a solid 20% of each that are terrible people and that’s why you need to have tenant/landlord laws that are enforced. It’s always for the outliers….
4. Some people shouldn’t be landlords…..there’s something in their person that just makes it impossible for them to do so. It manafests itself in different ways

1. Keeping substandard housing(slumlord)
2. Attacking tenants due to perceived or real slights
3. Some sort of belief that a municipal authority will support them should a tenant not pay rent….a naiveté if you will.
