Welcome to another episode of #WWFuquan, a behind-the-scenes walk-through series dedicated to showing the before, during, and after process of property restorations, providing you with insights into the work that goes into this arduous (yet rewarding) process.

In this episode, Fuquan takes us on the first walkthrough of a new renovation project in Orange, NJ, and he discusses some of the things he needs to consider when renovating a property in a historical area.

Despite the property’s age, minimal structural work is needed, and the majority of the work that needs to be done is for the plumbing, electrical, and exterior upgrades. Changes include replacing the original wood windows with vinyl windows, restoring the roof, repurposing one of the two kitchens, and adding a bathroom to the third floor.

Some of the challenges include an extended process for acquiring permits and board approval from the historical department, the costs associated with external renovations, replicating window designs, demolition of the chimney on the third floor, the need for a sump pump in the basement, and dealing with the next-door neighbors.

Despite the challenges, the project is going ahead undeterred.
