Hi, my name is Mitch M. and i've been living in New York City for about 15 years now. The apartment I listed on Hauseit was located in Manhattan in the Flatiron district. I lived and owned the unit for about 7 years before listing it. Needed to list it after living here for seven years, got married, had a child, child started to get older, so we just sort of outgrew the unit and it was time to move on to bigger more space.

How did I hear about Hauseit? I came across Hauseit on some random internet
Searches, and it was exactly what i was looking for. I wanted to have more control in the
selling process. I needed more flexibility as we were still occupying the unit. Having served on the board of my co-op and knowing the market very well I guess I sort of viewed my apartment as a standard commodity and was thrilled when i came across Hauseit as a means to reduce the significant brokerage fee, pass on more value and savings directly to buyers and have a little more control over the process.

I think you might be able to tell that I think traditional commission rates are generally too high. While brokers often provide a great deal of value and really help with the process and especially navigating co-op boards and all of the rules that go with that six percent is a rather large sum of money, both as a percentage and nominally especially when you consider the values of New York City Homes. For more unique and special listings, brokers may be more
important and more vital in the execution process, but since my unit was pretty standard
middle market I couldn't really justify the full cost of brokerage.

I found a listing on Hauseit allowed me to get most of the market exposure and it looked just like a typical broker-listed unit on StreetEasy but it gave me the ability to reduce frictional broker costs and to maintain more control over the process which is exactly what I wanted. I initially listed the apartment in the high $900k range. I think maybe $995k. We received a lot of interest. I had well-attended open houses. Unfortunately, this also coincided with the onset of a global pandemic um which struck and so we decided to de-list the unit and we didn't wind up selling it, but I think that's likely more of a function of just you know the global dynamics that are happening.

I would definitely recommend Hauseit to family and friends. In fact, I've already mentioned it to a number of people. I mean it's I think a great option and more people should definitely know and hear that. What advice would I give to other sellers? My advice to other sellers would be to
truly think about what they hope to achieve and understand that there are other options than traditional brokers.

I think everyone should consider their time, their value, the cost, their knowledge and willingness and desire to be involved or uninvolved in the process. If you have the time
and you're up for being more hands-on and you have good knowledge, Hauseit offers great alternatives with options from total control to a more hands-off approach. Definitely something that you should consider.
