Whether you need a property manager really depends on your time, interest, patient, willingness to deal with tenants and whether you live in a house or a condo or co-op building.
If you live in a condo building, there will typically be an external, building management company unless it's a small, self-managed building. But generally, there will be a managing agent who acts on behalf of the condo board to manage all aspects of the building.
Therefore, as an individual condo unit owner, you are only responsible for the interior of your apartment. You are not responsible for landscaping, the pool, the roof, the building's boilers, the hallways etc.
This actually saves a tremendous amount of time, and makes self-managing a condo rental unit much easier.
On the other hand, self-managing a house will be much harder as you are personally responsible and liable for the entire structure. Now of course, depending on the terms of your lease, either the tenant or the landlord can be responsible for certain things. But generally speaking, tenants won't agree to be responsible for major appliance replacements, let alone a roof replacement.
