Common mistakes when selling FSBO often involve not having professional photography or even a floorplan, so potential buyers don't have a good sense of what they're looking at.

Furthermore, this is really big mistake considering that your competition utilizes professional photography and often even 3D tours. Professional photos typically come with retouching and triple exposure shots, and really highlight what a property might look like on its best day.

If your listing comes with shoddy, grainy, tilted amateur photos, what are buyers supposed to think? If this is what it looks like on its best day, what does it look like in actuality?

Another mistake FSBO sellers make is to not list their property in the MLS and all available 3rd party websites. But only listed FSBO on one site or two like Craigslist or Zillow, they're essentially off-market.

Remember that 75% to 90% of all buyers are represented by buyer's agents, so by not being on the MLS, your property is essentially off-market and not visible to the vast majority of buyers.

You can easily solve this issue by listing with an Agent Assisted FSBO listing where you pay a small flat fee to list your property properly on the MLS and hundreds of 3rd party sites all at once. Save all 6% if you find a direct buyer, and only pay the commission you choose to offer to buyer's brokers in the MLS if you sell to a represented buyer.

Another common mistake FSBO sellers make in Miami, Florida and really anywhere is not being available to show their home. They give preference to their social and professional calendar, and will casually ask buyers to reschedule to another time that's more convenient for them. Worse, they might ignore a buyer's inquiry completely and follow-up with this buyer a week later, "when they have time."

This is horrendous as each inquiry is the potential buyer of your property. Therefore, if you're going to seriously try to sell your property, you should make every effort to accommodate every single showing request.
