In this tutorial video, we talk about the steps to selling your home for sale by owner in Florida, or anywhere really.

The first step is to take professional photos of your home, and ideally get a 2D floorplan and a 3D tour of your home if possible.

Many sellers make the mistake of trying to skimp and save here, and it's one of the costliest mistakes one can make. For the cost of a few hundred dollars, you can potentially sell your home for hundreds of thousands or even millions more depending on your home's price point.

Don't make the mistake of using your old flip phone camera to take tilted, grainy photos of your cluttered living room with poor lighting. It's one of the worst mistakes DIY sellers often do.

After you've gotten professional media for your property, it's time to fully engage all buyers, both direct and represented, by listing your home on all possible portals. This means utilizing Hauseit's Agent Assisted FSBO listing service, or some similar flat fee MLS listing service, to list your home on your local MLS and all relevant websites for a flat fee upfront.

This way, you can properly offer commission to buyer's brokers who represent anywhere from 75% to 90% of all potential buyers. Properties listed in the MLS automatically and contractually co-broke (i.e. offer commission) to buyer's brokers.

This way, buyer's brokers won't be afraid of being dis-intermediated and won't hesitate to show your listing to their clients.

Lastly, make sure you be available for every single showing request. It's much too tempting for DIY sellers to prioritize their own schedules vs trying to fit in every showing request. Remember that every inquiry is a potential offer, and the offer that closes on your home. So don't ignore inquiries and put them off till next week, and don't ask people to reschedule to fit your schedule.
